11th May 2011 - PUBLIC TO BE CONSULTED ON FIRST PHASE OF DEVELOPMENT FOR LONG MARSTON ESTATE  

St. Modwen and Persimmon logosSt. Modwen and Persimmon Homes are inviting members of the public to a consultation event regarding the proposals for the first phase of development at the 470 acre Long Marston Estate, Warwickshire. The event will take place between 4pm – 8pm on Thursday 26th May at Quinton & Admington Village Hall, The Close, Lower Quinton, Stratford-Upon-Avon, CV37 8SE.

St. Modwen has already secured outline planning permission for a mixed-use development at the 190 hectare (470 acre) Long Marston Estate site and together with Persimmon Homes, they are seeking to bring forward the first phase of these plans which predominantly comprises residential development. Following the consultation event and a review of public feedback, it is intended to submit a detailed planning application for approximately 270 two, three and four bedroom new homes. These homes will provide a mix of affordable and open market houses and apartments, of which some will be prioritised for those working on the Estate.

Plans for the first phase also include the creation of circa 279 sq m (3,000 sq ft) of new community space, a Neighbourhood Area Equipped for Play (NEAP), retail facilities and 14 acres of public open space. As a key part of the consultation event, members of the public will be encouraged to give their views on what they would like to see the new community centre used for, what type of retail store would be required by local people, and also what type of leisure and sports facilities they would like to see.

Richard Hickman, planning manager for St. Modwen, said: “Our plans with Persimmon allow for a range of high quality houses and apartments to be developed alongside new community facilities that will complement the broader redevelopment of the Long Marston Estate. Collectively, they will bring this site back to life creating more jobs and amenities for this part of Warwickshire.”

Over 500 people already work at the 470 acre Estate, which is located roughly six miles south of Stratford-upon-Avon town centre and adjacent to the B4632 (formerly the A46) Campden Road. In 2009, St. Modwen received outline planning permission for a mixed-use scheme, incorporating leisure and employment uses and detailed planning permission for retention of the 80,000 sq m (861,120 sq ft) of employment space. Planning permission is also in place for retention of the rail storage and restoration facilities, as well as a rail-based leisure attraction.  Plans to enhance the access to the site include a new roundabout at the B4632 entrance and a new roundabout at the Campden Road/Shipston Road junction.

St. Modwen, the UK’s leading regeneration specialist and Persimmon Homes, one of the UK’s leading house builders, have created a joint venture to initially develop 2,000 homes on seven sites across the UK, owned by St. Modwen. Long Marston is one of these seven sites. Representatives from St. Modwen and Persimmon will be on-hand throughout the public consultation event, together with the planning consultants and transport engineers working on the project.  All will be available to answer questions relating to the new development, and to receive comments and feedback on the proposals.




14th March 2011 - ST. MODWEN SIGNALS THE BEGINNING OF THE £100 MILLION TRANSFORMATION OF LONG MARSTON

St. Modwen has signalled the beginning of the £100 million transformation of Long Marston in Warwickshire with the appointment of demolition contractor PM Harris.

Representing the first phase of the Long Marston Masterplan, a six month programme of demolition has now commenced, removing the former Ministry of Defence accommodation area on the site.  These buildings, which have fallen into disrepair, will be stripped out internally before being mechanically demolished to prepare the site for future building work.

Peter Rudd, senior development surveyor for St. Modwen, said: “Ground clearance, site clean-up and remediation are key stages in the regeneration process, and at Long Marston we are now gearing up to prepare this area of the site for future development.  As part of St. Modwen’s responsible approach to sustainable regeneration, over 90 per cent of the waste generated through the demolition process will be recycled for use elsewhere on site.  When the six month programme is complete, St. Modwen will be in a prime position to progress the next stage of development.”

The 478-acre Long Marston Masterplan encompasses the creation of a leisure development featuring 150 self-catering lodges and 150 holiday homes, an outdoor activity centre, football and cricket pitches and a rail heritage centre.  The Masterplan also includes a total of 500 new houses and secures 860,000 sq ft of existing employment space on site, safeguarding hundreds of jobs.

Marketing for the area of land earmarked for the leisure development is ongoing and is being carried out by the Stratford upon Avon office of property consultants Knight Frank. 

Peter Rudd continued: “Given its location so close to Stratford upon Avon and the Cotswolds, we believe Long Marston is ideally located, and Knight Frank has the market knowledge and leisure contacts to capitalise on this. The site has enormous potential to boost the considerable tourism offering that already exists in Stratford upon Avon and the Cotswolds.”

St. Modwen acquired the 478 acre, former MoD army base site at Long Marston in 2004. Long earmarked for redevelopment, since 2006, St. Modwen has been consulting with the public and working closely with Stratford District Council to identify a suitable use for the site.  The development will also retain and improve upon existing ecological habitats and landscaping.




2nd August 2010 - St. MODWEN ANNOUNCES FORMATION OF RESIDENTIAL JOINT VENTURE WITH PERSIMMON

St. Modwen and Persimmon PLC announce that they have entered into a joint venture initially to develop 2,000 homes on seven sites owned by St. Modwen.

It is expected that the development across 120 acres of land will take up to five years to complete and will have an end value of over £300m. Further schemes will be added to the joint venture as planning permission is granted.

26th February 2010 - ST. MODWEN RECEIVES PLANNING PERMISSION FOR LONG MARSTON MASTERPLAN


Following Stratford Upon Avon District Council's Planning Committee's decision to grant outline planning permission in December 2009, the S106 legal agreement has now been completed. This means St Modwen have now formally received planning permission for their masterplan proposals to include the retention of 80,000 sq m of employment, the creation of a leisure village to include 150 holiday homes and 150 holiday lodges and up to 500 dwellings including 35 per cent affordable homes.
