Sustainability

The proposals for the Long Marston Estate seek to provide:

Retention of Trees - The mature belts of trees located on the edge of the site, and those located at the site’s entrance and within the south eastern and north western parts of the site, should be retained where practicable.

Watercourses & Ponds - To remain in situ and be enhanced, creating an attractive lake and lakeside area as part of the Sustainable Urban Development System (SUDS).

Ecology - Habitats of protected species have been identified along the watercourse edge or within vegetation. St. Modwen will protect and mitigate any disturbance of these species.

Flooding and Drainage - Only 5 per cent of the site falls within Flood Zones 2 and 3A. Development will not be undertaken within this zone.

 

Access and Movement Strategy
The access and movement strategy seeks to provide:

  • Direct cycle and pedestrian connections, particularly between employment and residential parts of the site

  • Direct bus route connections with the surrounding network including a ½ hourly peak service between Morton in Marsh and Stratford-upon-Avon (increasing the frequency of the current service)

  • Road improvements: to the entrance to the site, inclusion of a new roundabout at the Campden Road/Shipston Road junction and funds allocated to improve other junctions in the area.

  • Linkage to and extension of the Greenway from Stratford-upon-Avon through the site

  • Encourage business activity on site to use the already present rail connectivity

  • The strategy has been developed to promote walking, cycling and public transport as realistic modes of travel, while recognising the need to provide access to and from the site for journeys made by the private car.
